THE HUSBAND-AND-WIFE TEAM OF TAREK AND MELISSA MULLER DAKA OPEN THEIR THIRD EATERY IN THE NEIGHBORHOOD IN FOUR YEARS.

Another eatery is in store for the fast-changing Chelsea market. Serial restaurateurs Melissa Muller Daka and Tarek Daka recently signed a 10-year deal for 750 square feet at 178 Ninth Ave., at West 21st Street. Asking rent for the space, which includes a 650-square-foot basement, was $190 a square foot. Brokers say that is more than 60% higher than average rents of just four years ago.
The husband-and-wife team are no strangers to the neighborhood. Just last year they opened Pastai, their Italian eatery at 186 Ninth Ave. They also own Bar Eolo, which they opened on Seventh Avenue in 2010. Their new eatery will be another Italian venture. It replaces Rafaella Café in the Ninth Avenue space.
“This hot Chelsea corridor between West 14th Street and West 23rd Street has become very popular, with new, trendy restaurants popping up everywhere in the last two months,” said Howard Aaron, the Square Foot Realty broker who represented both the tenants and landlord 170-178 Ninth Avenue in negotiations.
